Jackson County Home Sales Fell in August
Total home sales in Jackson County fell last month to 8 units,
compared to 9 units in August 2016.  Total sales volume was
$1.4 million, up from a year earlier.

The median sale price in August was $134,750, up from
$79,900 a year earlier.  Homes that sold in August were
typically on the market for 18 days and sold for 97.9% of their
list prices.

Jackson County Active Listings Down at End of August
The total number of active listings in Jackson County at the end of
August was 38 units, down from 45 at the same point in 2016.
This represents a 4.8 months’ supply of homes available for
sale.  The median list price of homes on the market at the end
of August was $129,950.

During August, a total of 5 contracts were written down from 7
in August 2016.  At the end of the month, there were 9
contracts pending, compared to 14 at the end of August 2016.

a year earlier.  Homes that sold in July were typically on the
market for 32 days and sold for 96.6% of their list prices.

month to 5 units, compared to 6 units in May 2016.  Total sales
volume was $.3 million, down from a year earlier.

The median sale price in May was $58,000, down from $96,500
a year earlier.  Homes that sold in May were typically on the
market for 98 days and sold for 89.9% of their list prices.

Northeast Kansas Active Listings Up at End of May
The total number of active listings in the Northeast Kansas
MLS System at the end of May was 40 units, up from 36 at the
same point in 2016.  This represents an 8 months’ supply of
homes available for sale.  The median list price of homes on the
market at the end of May was $97,450.

During May, a total of 3 contracts were written down from 9 in
May 2016.  At the end of the month, there were 8 contracts
pending, compared to 5 at the end of May 2016.

Total home sales in the Northeast Kansas MLS System fell
last month to 29 units, compared to 31 units in January
2016.  Total sales volume was $5.2 million, up from a year
earlier.

The median sale price in January was $125,650, up from
$95,000 a year earlier.  Homes that sold in January were
typically on the market for 50 days and sold for 97.5% of
their list prices.

The total number of active listings in the Northeast
Kansas MLS System at the end of January was 188 units,
down from 198 at the same point in 2016.  This
represents a 6.5 months’ supply of homes available for
sale.  The median list price of homes on the market at the
end of January was $106,750.

During January, a total of 21 contracts were written up
from 18 in January 2016.  At the end of the month, there
were 35 contracts pending, compared to 31 at the end
of January 2016.

Total home sales in the Northeast Kansas MLS System
rose by 3.2% last month to 32 units, compared to 31
units in December 2015.  Total sales volume was $4.3
million, up 20.6% from a year earlier.

The median sale price in December was $89,500, down
from $92,500 a year earlier.  Homes that sold in
December were typically on the market for 54 days and
sold for 93.9% of their list prices.

Kansas MLS System at the end of December was 178
units, down from 198 at the same point in 2015.  This
represents a 5.6 months’ supply of homes available for
sale.  The median list price of homes on the market at the
end of December was $93,700.

During December, a total of 21 contracts were written
down from 33 in December 2015.  At the end of the
month, there were 35 contracts pending, compared to
40 at the end of December 2015.

It’s the First Day of Winter!

Some people may hate the title of this blog, they may grumble, turn up their nose and start counting down the days till glorious spring emerges.  Others enjoy the fact that Kansas is one of the states that gets to experience different seasons throughout the year.  Whichever side of the thermometer you are on, we can always find something that we love and enjoy about this time of year.

Many of you will be celebrating the holidays with family and friends this upcoming weekend.  Socializing and stuffing our faces will consume us!  One thing to make the holidays sweeter than they already are is homemade hot chocolate.  Once you try this, I bet you won’t go back to instant hot cocoa!

Crockpot Hot Chocolate Recipe
1.5 cups whipping cream
1 can sweetened condensed milk
2 cups semi-sweet chocolate chips
6 cups of milk
1 tsp vanilla extract

Combine all ingredients into a medium crockpot.  Turn on low for 2 hours while stirring occasionally.  Top off your cup of cocoa with some fluffy marshmallows.

Hopefully this will brighten your holidays and reassure you that winter is not all that bad.  Stay inside cuddled up on those frigid days and enjoy a cup of homemade hot chocolate while you’re waiting out winter!

rose by 25.9% last month to 34 units, compared to 27
units in November 2015.  Total sales volume was $3.9
million, up 12.0% from a year earlier.

The median sale price in November was $110,000,
showing no change from the previous year.  Homes that
sold in November were typically on the market for 69
days and sold for 92.2% of their list prices.

Kansas MLS System at the end of November was 197
units, down from 239 at the same point in 2015.  This
represents a 5.8 months’ supply of homes available for
sale.  The median list price of homes on the market at the
end of November was $105,500.

During November, a total of 25 contracts were written
down from 26 in November 2015.  At the end of the
month, there were 44 contracts pending, the same
amount as the end of November 2015.

from $95,250 a year earlier.  Homes that sold in October
were typically on the market for 76 days and sold for
96.0% of their list prices.

Kansas MLS System at the end of October was 209 units,
down from 284 at the same point in 2015.  This
represents a 6.1 months’ supply of homes available for
sale.  The median list price of homes on the market at the

During October, a total of 28 contracts were written
down from 33 in October 2015.  At the end of the month,
there were 52 contracts pending, compared to 50 at the
end of October 2015.
